Located on the Chicago Riverfront, 150 North Riverside is a new, commercial office building that opened in 2017. The 1.5 million SF, 54-story building features 1.2 million SF of office, 40,000 SF of retail, and three levels of parking. The building sits on a 1.5 acre park and features a 100% green roof.
The location of the building required that the it have a narrow base structure because the building is bounded by the Chicago river directly to the east and seven active Amtrak rail lines to the west. As such, the building was designed to include a complex-tuned mass damper system to prevent the building from moving or shifting under heavy winds. At the center of the building’s top floors are a series of tanks that hold 160,000 gallons of water that help stabilize the building and prevent occupants from feeling motion sick.
Cyclone Energy Group was retained beginning in 2012 to provide fundamental commissioning and enhancing commissioning for the base building. In 2015, Cyclone was retained to provide commissioning services for the tenant build out of the headquarters of William Blair & Company, the global financial services firm that is the anchor tenant, who occupies 320,000 SF. In the following year, Cyclone was also retained to provide commissioning services for the 27,000 SF tenant build out of Savills Studley, a real estate firm.
150 North Riverside was pre-certified to obtain LEED Gold – Core and Shell.
