AMA Plaza is a historic, high-rise commercial building located adjacent to the Chicago River in the River North neighborhood. The building has completed a variety of projects as part of its commitment to on-going energy management to increase net operating income, to attract tenants, and to differentiate itself from its peers through energy efficient operations. In 2013, Cyclone Energy Group was retained to provide energyPLAN services and to consult on energy management at AMA Plaza. Through energyPLAN, Cyclone and the building team: plan and execute capital and operational projects, manage demand-side energy consumption, benchmark energy consumption and adhere to local energy ordinances, report on realized cost savings, trends, opportunities, and achievements. Through projects that include VAV conversion and lighting improvements, Cyclone has worked with the building team to reduce their energy use by an estimated 1.4 million kWh annually with a cost savings of over $112,000. Additionally, Cyclone assisted the property to secure over $250,000 in utility incentives to reduce the payback of projects. Most recently, AMA Plaza received $115,000 in incentives for participating in ComEd’s Retro-Commissioning (RCx) program to identify additional energy saving opportunities. Through RCx, AMA Plaza will save over 900,000 kWh (electric), 13,000 therms (natural gas), and 950,000 ton-hrs (district chilled water), or approximately $193,000, annually.
