The Row Fulton Market Receives GBI Project of the Year Recognition
The Row Fulton Market is selected as 2023 Green Globes Project of the Year runner-up for outstanding sustainability performance. The Row is the second new construction multifamily property in Chicago to receive Three Green Globes certification.
CHICAGO (May 31, 2024) – Related Midwest’s residential high-rise project The Row Fulton Market has been selected by Green Building Initiative as the 2023 Green Globes Project of the Year runner-up. The project is Related’s first Green Globes Certified project and only the second new construction multifamily property in Chicago to earn Three Green Globes certification.
The Row opened in 2023 and is located in Chicago’s historic Fulton Market District. Morris Adjmi Architects, with Stantec as the architect of record, designed the 43 story tower that features 300 luxury rental units, 20% of which are designated as affordable housing. Project partners included BOWA Construction, Salas O’Brien and Cyclone Energy Group.
From the outset, Related Midwest prioritized sustainable construction methods and energy-efficient technologies to reduce the environmental impact of the development. “Related Midwest has always been at the forefront of sustainability, and The Row Fulton Market carries this tradition into the future,” said Ann Thompson, executive vice president of architecture and design at Related Midwest. “Our dedication to sustainable development isn’t just a trend—it’s a commitment to better buildings and healthier communities.”
In partnership with Salas O’Brien, Cyclone Energy Group’s sustainability, simulation and commissioning teams all helped lead the project’s sustainability goals and earn certification. The Row had exemplary performance with project management, site impact, energy efficiency and emissions, water conservation, materials and indoor environmental quality. Buildings must meet 70% of the criteria to earn Three Green Globes.
“The Row is our second project with Related Midwest and we are thrilled to see it achieve Three Green Globes Certification,” said Benjamin Skelton, President of Cyclone. “We had targeted Two Globes and through the efforts of the design, construction and development team we outperformed that goal.”
Cyclone’s sustainability team led the Green Globes process which required developing a survey during design and documenting features throughout construction. The energy modeling team helped advise the design of the building by evaluating options for enclosure and heating, ventilating and air conditioning systems (HVAC) systems. The commissioning team tested building HVAC as well as plumbing and lighting. In addition air tightness testing was performed on a sample of the residential units to document compliance with the energy code.
Green Globes Certifications are reviewed and approved by the Green Building Initiative and recognize projects that have exemplary performance. The Row’s Three Globe achievement demonstrates outstanding success in resource efficiency, reducing environmental impacts and improving occupant wellness. This is a significant achievement complimenting the efforts from the full project team.
